The Important Stuff
These Terms and Conditions form a legally binding agreement between Farndish Manor (“we”, “us”, “our”) and the person making the booking (“the Lead Guest”, “you”).
By making a booking, the Lead Guest confirms that they have read, understood and accepted these Terms and Conditions on behalf of all members of their party.
It is strongly recommended that you are protected for cancellation by travel insurance prior to making a booking.
1. Booking Confirmation
A booking is only confirmed once Farndish Manor has received the required booking deposit and issued written confirmation of the reservation.
The Lead Guest must be at least 18 years of age and must remain part of the party for the duration of the stay.
Bookings may not be made on behalf of an unidentified third party, and the Lead Guest accepts responsibility for the conduct of all guests occupying the property.
2. Deposit Payment
A non-refundable deposit equal to 50% of the total accommodation charge is required to secure a booking.
The booking will not be confirmed until this deposit has been received.
The deposit is non-refundable in all circumstances, including cancellation by the guest, non-arrival or early departure.
3. Balance Payment
The remaining balance of the accommodation charge must be paid no later than eight (8) weeks before the arrival date.
For bookings made within eight (8) weeks of the arrival date, full payment is required at the time of booking.
If any payment due under the booking is not received by the applicable due date, Farndish Manor may issue written notice to the Lead Guest requiring payment.
If the outstanding amount is not paid within seven (7) days of receipt of such notice, Farndish Manor reserves the right to cancel the booking and retain all monies already paid.
4. Security Deposit
A refundable security deposit of £750 is required and must be paid no later than fourteen (14) days before arrival.
The security deposit may be used to cover:
- Damage to the property or its contents;
- Missing items;
- Excessive cleaning;
- Additional waste removal;
- Loss of keys or security devices;
- Unauthorised guests or events;
- Breach of these Terms and Conditions;
- Any additional costs incurred as a result of guest actions.
The deposit will normally be returned within fourteen (14) days of departure following inspection of the property.
Where deductions are necessary, Farndish Manor will provide reasonable details of the costs incurred and refund any remaining balance.
Should the cost of repair, replacement, cleaning or loss exceed the amount of the security deposit, the Lead Guest shall remain liable for the outstanding amount.
5. Occupancy
The standard accommodation rate covers a maximum of sixteen (16) guests.
Subject to prior agreement and payment of the applicable fee, Farndish Manor may accommodate up to five (5) additional guests on fold-out beds, giving a maximum occupancy of twenty-one (21) guests.
The maximum permitted occupancy must not be exceeded at any time.
Failure to comply with occupancy limits may result in immediate termination of the booking without refund.
6. Visitors
Only guests included within the booking are permitted to use or occupy the property unless otherwise agreed in writing.
Farndish Manor reserves the right to refuse access to additional visitors or require unauthorised visitors to leave the property.
7. Additional Services and Extras
Optional extras may be available at additional cost, including but not limited to:
- Firewood and kindling;
- Early check-in;
- Late check-out;
- Accommodation for up to two dogs;
- Additional guest beds;
- Other services offered from time to time.
All extras are subject to availability and must be arranged in advance.
Applicable charges will be confirmed prior to acceptance.
8. House Rules
Guests agree to comply with the Farndish Manor House Rules [insert link to house rules], which form part of the booking agreement.
Failure to comply with the House Rules may result in deductions from the security deposit, termination of the stay, or refusal of future bookings.
9. No Parties or Events
Farndish Manor is offered as holiday accommodation only.
Parties, events, receptions, commercial activities, organised gatherings or similar functions are strictly prohibited unless expressly authorised in writing prior to the booking.
The number of people present at the property must not exceed the number agreed in the booking.
Any breach of this clause may result in immediate termination of the stay, removal of guests from the property, forfeiture of all rental payments and retention of some or all of the security deposit.
10. Third-Party Contractors
Guests wishing to engage any third-party contractor, supplier or service provider in connection with their stay at Farndish Manor must obtain prior written approval from Farndish Manor.
Examples of contractors that may be permitted, subject to prior approval, include:
- Private chefs and caterers;
- Massage therapists and beauty practitioners;
- Yoga, fitness or wellbeing instructors;
- Magicians;
- Murder mystery and similar hosted entertainment experiences;
- Other small-scale service providers approved by Farndish Manor.
Farndish Manor reserves the right to refuse approval for any contractor or service provider at its absolute discretion.
All approved contractors and service providers must:
- Hold valid Public Liability Insurance with a minimum indemnity limit of £2 million;
- Provide evidence of such insurance upon request;
- Comply with all applicable health and safety legislation and regulations;
- Comply with any site-specific requirements notified by Farndish Manor;
- Conduct their activities in a manner that does not disturb neighbours or interfere with the enjoyment of the property.
Contractors are responsible for ensuring that all areas used by them are kept clean, safe and tidy and are returned to their original condition before departure.
Where additional cleaning, waste removal, repairs or reinstatement works are required as a result of a contractor’s activities, Farndish Manor reserves the right to arrange such works and recover the associated costs from the Lead Guest and/or deduct such costs from the security deposit.
Any contractor requiring access before check-in or after check-out must obtain prior agreement from Farndish Manor regarding access arrangements, setup times and collection times.
The location and use of any catering, cooking, preparation or service equipment must be agreed with Farndish Manor in advance.
The following are not permitted without the prior written consent of Farndish Manor and will normally be refused:
- Mobile bars;
- DJs;
- Live bands;
- Amplified music providers;
- Dance floors;
- Marquees and temporary structures;
- Event production companies;
- Sound or lighting equipment installations;
- External generators;
- Any contractor whose services are intended to facilitate a party, event or gathering beyond the approved occupancy of the property.
Approval of any contractor by Farndish Manor does not constitute any recommendation, endorsement or acceptance of liability for that contractor’s acts, omissions, services or conduct. The Lead Guest remains responsible for all contractors engaged by them and for ensuring compliance with these Terms and Conditions.
11. Anti-Social Behaviour
Guests must behave responsibly and with consideration for neighbours and the local community.
Excessive noise, disorderly conduct, abusive behaviour, illegal activity, harassment, nuisance or damage to property will not be tolerated.
Farndish Manor reserves the right to terminate a stay immediately and require guests to vacate the property where such behaviour occurs.
No refund shall be payable in these circumstances.
Any resulting losses, costs or damages may be deducted from the security deposit and recovered from the Lead Guest where necessary.
12. Electric Vehicle Charging
Charging electric vehicles, electric bicycles or electric scooters from any socket, extension lead or electrical outlet at the property is strictly prohibited.
Unauthorised charging may result in deductions from the security deposit and/or immediate termination of the booking.
13. Damage and Additional Cleaning
Guests are expected to leave the property in a reasonably clean and tidy condition.
Farndish Manor reserves the right to charge for damage to the building, grounds, furniture, fixtures or equipment, missing items, specialist cleaning, excessive rubbish removal and breaches of these Terms and Conditions.
Such costs may be deducted from the security deposit and, where necessary, recovered separately.
14. Smoking
Smoking and vaping are not permitted inside the property.
Evidence of smoking or vaping within the property may result in additional cleaning charges and deductions from the security deposit.
15. Cancellation, Refunds and Re-Letting
All cancellations must be made in writing by the Lead Guest.
15.1 Cancellations within 7 working days of arrival
Cancellations made within seven (7) working days of the scheduled arrival date are non-refundable under any circumstances, as the booking is considered too close to arrival to reasonably re-let.
The full accommodation price remains payable.
15.2 Cancellations eight weeks or more before arrival
Where a cancellation is received eight (8) weeks or more prior to the check-in date, Farndish Manor will retain the 50% non-refundable booking deposit paid at the time of booking.
No further balance payment will be due.
15.3 Cancellations less than eight weeks before arrival
Where a cancellation is received less than eight (8) weeks prior to the check-in date, all payments made to date will be retained by Farndish Manor.
The Lead Guest remains liable for any outstanding balance of the full booking value.
15.4 Re-letting of cancelled dates
If cancelled dates are successfully re-let, the Lead Guest will be entitled to a refund of payments made, less:
(a) any reduction in the value per night of the replacement booking compared with the original booking rate; and
(b) a £50 administration fee.
Any refund will only be issued once the replacement booking has been completed and full payment has been received.
- Cancellation by Farndish Manor
In the unlikely event that Farndish Manor is unable to provide the accommodation booked, all monies paid by the guest will be refunded in full.
Farndish Manor shall not be liable for any additional costs, expenses, or consequential losses incurred by the guest, including but not limited to travel or alternative accommodation arrangements.
Our liability is strictly limited to the total amount paid for the booking.
17. Liability
Guests use the property, grounds and facilities entirely at their own risk.
Farndish Manor accepts no responsibility for loss, theft or damage to personal belongings, vehicles or personal property except where liability cannot legally be excluded.
Children must be supervised at all times by a responsible adult.
18. Force Majeure
Farndish Manor shall not be liable for any failure to perform its obligations where such failure arises from circumstances beyond its reasonable control, including severe weather, flood, fire, power failure, utility interruption, pandemic, government restrictions, industrial disputes or other unforeseen events.
19. Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales.
Any dispute arising from or relating to these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts of England and Wales.
